What is a secured mortgage investment? Basically, it means your money is invested into a specific loan to a borrower and secured by a registered mortgage over the borrower's real estate. The borrower then pays you interest between 10% and 18%p.a.

What risks are involved?
Your money is secured by a registered mortgage over real property (just like the banks). The higher the Loan to Value ratio (LVR) the more risk involved for the lender. Our maximum LVR in private lending situations is 75% of the security property value. Due diligence and valuations assist in assessing the value of the security property.
First Mortgages :
The term First mortgage refers to the security for the loan. If you lend on first mortgages you will have a first mortgage registered on the property’s land title. Once your mortgage is registered you will have what is referred to as ‘indefeasibility’ meaning your mortgage will remain superior to all other interests on the land/property. The following is a typical First Mortgage loan:-

Rate : 9.5% per annum to - 12.5% per annum***.

SECOND MORTGAGES
A second mortgage ranks behind the first mortgage meaning it will be registered second on the land title. In the event of default the first mortgagee is first to recover their monies outstanding and then the second mortgagee. Because of this, second mortgage rates are often much higher than first mortgage rates and can provide a greater return. The following is a typical Second Mortgage loan:-
