TITLE: Real Estate Investor Needed
SYNOPSIS:
Wanted real estate investor to purchase and renovate properties. I am a real estate agent with a business degree and experience in rehabbing properties. My area is a prime market for this type of investment.
PROPOSAL SUMMARY:
We are looking for an investor to ideally be a silent investor. Properties needing renovation would be bought under the company's name and then smartly renovated for a profit. I have extensive real estate knowledge and relationships with contractors to make smart profitable decisions. I am not looking to "get rich quick" but to make smart decisions and make a real business. I am also a real estate agent, thus my profit would come from first buying the houses needing fixed, then also selling the houses. Additionally, I would take 20% of the net profit for managing. Ideally for the investor, a return of 30% on investment would happen. Then the initial $50k investment and profit would be re-invested and done again to make more each time invested. Each property purchased will be researched and the investor will be given a detailed cost analysis of the project prior to purchase along with comparable properties.
I understand what properties sell and what problems can arise, and I also understand the laws of reselling properties that were recently bought. I deal in real estate every day and have experience with investors. I have seen disasters first hand thus learning from others mistakes. I will only work with one investor and I am a straight shooter. I already work for myself on commission as a real estate agent, so you can bet that I know that I will only make money once I turn a profit, so I will be working hard.
MANAGEMENT TEAM:
Myself - real estate agent, manager of property renovations and budget - I have a real estate license, a degree in business, and am very detailed.
Contractor - in charge of overseeing sub-contractors
RETURN ON INVESTMENT:
$50 to $70 thousand total budget for the first house and then moving up from there. The return to be 80% of NET profit after all costs buying the home, renovations, and realtor commission which is 6% to sell a home. Example buying a $50k home.
$50k purchase price, $20k in fixes, sell for $100k = $6k in commissions:
Roughly $24k net profit and 80% to you = $19,200k which is 27% return on a 70k investment.
Financial projections are based on 4 houses per year.
