TITLE: PRE-SOLD apartment project in Melbourne needing top up funding.
SYNOPSIS:
We are respectable building constructors, financiers and real estate developers in Melbourne, Australia. We have obtained bank financing for a $18m project for 43 apartments and are seeking offers for $3.5m in mezz debt or equity top up to complete.
PROPOSAL SUMMARY:
2 years ago, our finance division lent funds to a borrower who defaulted on several of his loans. Our group foreclosed on his assets and one of his assets was a prime piece of land with a permit for 43 apartments, with 34 of the apartments sold off the plan, with 10% cash deposits paid into solicitor's trust account.
We tidied up the project risk points, finalised design and permits and approvals, finalised formal Valuation/Appraisal reports, appointed a fixed price builder ready to start, secured the 34 pre-sold units contracts, obtained $10.5m in senior debt finance, and are now seeking the final piece of the puzzle - $3.5m in mezz debt/equity top up which is required to be input at stage 1 which will then activate the $10.5m bank drawdown facility to complete the project.
All risk points are addressed, funds will be paid back at the completion of construction period (16 to 18 months), (from all the pre-sales) with expected 30% return on investment in 18 months or 20% p.a.

MANAGEMENT TEAM:
Equisent Group have been in property development and construction in the Melbourne region of Australia for 10 years and successfully completed over $50m AUD in projects. Highly experienced, the CEO was the previous Victorian Project Director for an international commercial construction company that had over $1B AUD in projects.
RETURN ON INVESTMENT:
This is a short term investment (in-and-out) with definite exit plan strategies in place, with risk points locked in, from both the revenue side (pre-sales), and expense side (fixed price building contract), at a comfortable LVR/LTV.
Funds are required to be committed NO LATER THAN 1st March 2012.
